CS. writes, "Their rooms are very cozy and sunny with lots of stained glass. The bedroom was wicker, and the bathroom was
big enough for two with plenty of space for our clothes. The kitchen was roomy and had the things you would need to cook, but with so many
wonderful places to try -- why bother! We never take a car, so parking was not an issue. The staff is
very pleasant and helpful. They gave us information about the bus lines and with a $10 Muni pass for three days, we could go any
where we wanted."
G.M. writes, The building is very cozy and we felt safe and comfortable. We wondered "Why can't we stay here for
our entire trip?" We liked it and the staff was very nice. The building is a 3-Story Victorian and has a lot of charm. It is more quaint than elegant
and has a lot of stained glass throughout the Inn. Our room was away from the street (less noise) and was small, but cozy. The inn seemed in appearance
to have been recently refurbished and the carpeting seemed relatively new. Our room was pleasantly decorated (wicker and brass bed) and the bathroom was
relatively large and all of the fixtures were new but were styled to keep the "Victorian Inn" effect going. The Inn was very clean and pleasant.
It's not the Ritz, but we weren't looking for that either. Breakfast is continental (bagels-yum, juice and coffee) and it is "self-served" in a
cute little parlor area. The best way to sum up the the Edward II Inn would be to call it, "Petite and Cute".
GT from New Jersey agrees, "We stayed at the Edward II B&B from Feb 18-21 of this year. We were thrilled with the
place. The location is great. They have just a few reserved parking spaces on-site. However, a parking lot across Lombard usually has space available.
The room we had was charming. It was not one of their expensive suites, but it still had plenty of room. The bathroom especially was cavernous and
beautifully decorated. Their breakfast was much more than we expected - "continental breakfast" is typically a roll and coffee, but the
spread they had for guests included wonderful pastries, bagels, toppings, muffins, juices - it was a huge meal. We were delighted
with the atmosphere at the Edward II, the staff was friendly, everything was tidy and very pleasant. We highly recommend this
B&B."
But the Edward II's service is not always roses (R.D.), "The Edward II B & B has some serious service issues.
They overbooked their reserved parking spaces across the street, and on our second evening there we got a very rude phone call demanding that we move
our car, despite the fact that we had reserved the spot for the duration of our 2 night stay. Apparently, they had only written our reservation in their
book for 1 day (an honest mistake). What upset us was the fact that the clerk kept arguing with us, and made us feel like WE had done something wrong.
Even after we produced the written proof that we had the space reserved, we never got an apology.
Our check-out took almost 45 minutes, because they only had 1 person working, and the line was out the door. The place was clean
(although the rooms were tiny), and the breakfast was good, but we would never stay there again, due to the poor service."

We stayed in the China Suite for two nights. It was street level, and the windows looked out to a wall. The room left A LOT to be desired. The walls and carpet were old and dirty. The comforter looked like it had been spot cleaned only, and there was a large stain. Everything looked dirty, I was very uncomfortable and wore my shoes at all times. When we ran water in the jaccuzi tub hair came up from the drain. We opted for a shower, but the tub filled with water to above our ankles. Draino anyone? The fireplace is a plug-in unit. The service was ok, the continental breakfast was minimal, there wasn't enough room for us to eat, so we were directed to the pub. The pub is NOT a pub, it's a small bar area with a few bar stools. It wasn't open during our stay, which was on a weekend. Our room was way over-priced, I would never stay there again. The only Pros' were the neighborhood is nice and has a lot of nightlife. The room got a lot of good light as well.

We reserved a 'Supreme Queen' room. What we received was more like a dorm room. Our 1st of 4 nights at Edward II was terrible! The room was very small with mold in the bathroom. Very stained carpet and I was itchy every night in bed. If you are looking for a good nights sleep, you're not going to find it here. We were woken up @ 2am by traffic that never quit. The windows were even closed. The bathroom was so small you could not shut the door for privacy. Their website is very deceiving. I never saw anything here that would make me want to call this the 'most romantic' B and B in San Francisco. Although, after talking to some of the locals, they said NEVER stay at a B.
